Why floors fail

Nobody calls about a floor until it is too late to be cheap

Most floor care calls start the same way: the floor looks bad and somebody wants it fixed. By then the finish has failed, soil has worked into the surface, and the only option left is a full strip and refinish.

What made it expensive was not neglect. It was treating floor care as something you do when the floor looks bad rather than something that happens on a schedule. A floor that is buffed regularly and recoated before the finish fails can go years between full strips, and it looks consistent the whole time instead of cycling between excellent and embarrassing.

In Minneapolis a second factor decides how long floors last. From November through April, salt arrives on every pair of boots. It is abrasive and alkaline: left on a finished floor it dulls the surface, and ground underfoot it works like sandpaper. Entry matting and winter attention are the highest return decisions here.

What is included

What commercial floor care can include

The scope is built for your building. These are the areas most commercial floor care plans cover, and you set the frequency of each during the walkthrough.

Stripping and refinishing

Old finish removed down to the substrate, the floor neutralised, then fresh coats applied and cured properly. This is the reset, scheduled when the finish has genuinely reached the end of its life rather than annually by default.

Scrubbing and recoating

A lighter cycle that removes soil and scuffs, then adds a coat of finish. Done on schedule it extends the interval between full strip jobs considerably, which is where most of the cost saving in floor care actually comes from.

Buffing and burnishing

Regular passes that restore gloss and level out minor scuffing. High-traffic corridors and entries usually need this far more often than back-of-house areas, so the frequency varies by zone rather than by building.

Tile and grout cleaning

Grout lines hold soil long after the tile looks clean, which is why restrooms can look dingy right after being cleaned. Deep extraction on grout resets the appearance, and sealing slows down how fast it returns.

Carpet cleaning and extraction

Hot water extraction for commercial carpet, with spot treatment and traffic lane attention. Scheduled extraction protects the carpet fibre and pushes replacement further out, which is a much larger number than the cleaning.

Winter entry programs

Matting placed to actually catch salt and moisture, plus more frequent entry attention through the winter months. This is the single highest-return part of floor care in Minnesota because it stops the damage at the door.

How we approach it

Matching the method to the surface

VCT, sealed concrete, vinyl plank, ceramic tile, natural stone and commercial carpet all want different products, equipment and frequencies. One approach across all of them is how finishes get damaged, months later and hard to attribute.

We identify every surface during the walkthrough and write the method for each into the scope. High-traffic corridors and entries need buffing far more often than back-of-house areas, so frequency is set by zone rather than by building.

The same logic applies to carpet. Scheduled hot water extraction removes the abrasive grit that cuts carpet fiber. Extraction only when carpet looks dirty means the damage already happened, and replacement costs an order of magnitude more than cleaning.

Who we work with

Where floor care matters most

Office buildings and lobbies

Entry areas and main corridors where the floor is the first thing a visitor registers about the building.

Retail and showrooms

Sales floors where lighting is designed to make products look good and consequently makes dull flooring obvious.

Medical and dental facilities

Clinical settings where floors must be both sanitary and presentable, with finishes appropriate to a healthcare environment.

Schools and community buildings

High-traffic corridors and multi-use spaces where summer break is the natural window for refinishing.

Warehouses and industrial

Sealed concrete and epoxy surfaces needing dust control, scrubbing, and attention to safety markings.

Restaurants and hospitality

Kitchen and dining floors with grease, spill, and slip-resistance considerations that ordinary floor care does not address.

Common questions

Commercial Floor Care FAQs

How often should commercial floors be stripped and waxed?

It depends far more on maintenance than on the calendar. A floor buffed regularly and recoated on schedule can go two to three years or more between full strips. A floor with no interim maintenance often needs it annually, which costs more over the life of the floor.

Can floor work happen outside business hours?

Yes, and it usually should. Stripping and refinishing needs the area out of service while the finish cures, so we schedule evenings, weekends or holidays.

What can be done about winter salt?

Prevention does most of the work: proper entry matting, more frequent entry cleaning, and removing salt residue before it is ground in. Where damage has happened, neutralizing and refinishing restores the surface.

Do you clean carpet as well as hard floors?

Yes. Hot water extraction, spot treatment and traffic lane work, scheduled alongside hard floor care so the whole building stays consistent rather than one surface looking newer than the other.

Do you work on natural stone or specialty flooring?

We identify every surface during the walkthrough and match the method to it. Natural stone, sealed concrete and specialty finishes each need specific products, and a general-purpose approach damages them.
